Chicago City Council approves 14 townhome expansion at RiverWard in North Center


The Chicago City Council approved an expansion of the RiverWard development in North Center, clearing the way for 14 new townhomes at 2259 W. Oakdale Ave. The decision extends the project west from its first phase along the river to the corner of North Oakley Avenue, replacing a vacant lot with new housing and public river frontage. Developer ZSD Corp. and architect SGW Architecture are behind both phases of the project.
Five of the new homes will sit along the river and follow the design of the first phase, with three-bedroom layouts. Nine more will form a single linear building along an extension of Oakley Avenue, featuring four-bedroom layouts and a different exterior design. Each home will include a private garage and a small outdoor space. Three of the 14 units are designated as affordable.
The expansion also includes a small extension of the public riverwalk connected to Oakley. The 14 added homes are expected to cost roughly $10 million to build. Construction is scheduled to start in late 2026 and be finished in early 2028.
Work is already underway on the first phase, which sits east of the expansion site along the river and connects to the Lathrop Homes redevelopment. That phase will bring 35 homes and a public riverwalk online this winter, with construction and sales already underway.
