Chicago Plan Commission approves Northwestern Medicine's 20-story, $1.3 billion hospital tower at 333 East Huron Street in Streeterville


The Chicago Plan Commission approved Northwestern Medicine's 20-story hospital tower planned for 333 East Huron Street in Streeterville. The $1.3 billion project will replace a vacant lot at the corner of East Huron Street and North Fairbanks Court that previously held the Lakeside Veterans Affairs Hospital.
Designed by Perkins&Will, the tower will rise about 426 feet and sit at the western end of the site. Four underground levels will provide parking for 600 visitors, back-of-house space, and a loading dock.
A three-story podium will be wrapped by a public plaza and vehicle drop-off along the southern edge of the site. The podium will include a retail space along Fairbanks, a welcome center, an imaging center, and one and a half floors of shell space reserved for a future surgery center expansion. A two-level pedestrian bridge will connect the new tower to the neighboring Feinberg Pavilion.
The podium will be topped by a green roof with gardens. Above it, the tower will house cancer care functions, including oncology clinics, cell therapy space, oncology triage, infusion rooms, and urology services. The building will also include patient and visitor amenity space and 216 beds, with one additional floor set aside to allow a future expansion to 252 beds.
The exterior will be finished in a glass curtain wall with vertical aluminum fins.
The project still requires City Council approval before work can begin. After that approval, Power Construction and UJAMAA Construction will demolish the existing basement. Construction is scheduled to start in early 2027, with completion expected in 2031.
