Chicago City Council approves 24-story Marielle on the Park condo tower at 23 S. Sangamon St. in West Loop


The Chicago City Council approved Marielle on the Park, a 24-story condominium development at 23 S. Sangamon St. in the West Loop.
The project sits across from Mary Bartelme Park. Developer Fern Hill revealed the current design in August after a multi-year process. Eckenhoff Saunders designed the building, which will reach about 300 feet and use a stepped form that creates outdoor terraces for larger penthouse units at the top.
The ground floor will include a cafe, a commercial space set aside for a restaurant, a public restroom and a storage room for the park. Earlier plans for a field house at the base were dropped. Above the ground floor, the podium will hold 71 parking spaces and be capped by an outdoor pool deck.
The tower will contain 70 residences. Space plans show as many as four units per floor. Fourteen of the residences will be affordable. The building will be clad in a stepping white brick motif.
Fern Hill puts the tower’s cost at roughly $150 million. The development team will start pre-sales now that the project is approved and will announce a construction timeline later.
The approval arrives as the nearby Fulton Bond development records a penthouse sale of $8.5 million, a new record for that project.
